Back-to-back closing

Double-Close Funding

Short-term A-to-B funding for eligible back-to-back real estate closings.

Best for wholesalers with an executed resale contract and a properly funded end buyer.

When it may be a good fit

  • Assignments are restricted or not preferred
  • You do not want your wholesale spread shown to the end buyer
  • Your end buyer is ready and properly funded
  • Both transactions are coordinated for the same day
  • You need short-term capital for the A-to-B purchase

How the process works

  1. Submit your deal. Provide the A-to-B contract, B-to-C contract, closing date, title-company information, and requested funding amount.
  2. Receive the deal review. The transaction and documents are reviewed. Approved deals receive written funding terms.
  3. Complete the closing. The B-to-C funds must be received and confirmed by title or escrow first. Once confirmed, the A-to-B transactional funds are wired according to the approved closing instructions.

What you will need

  • Executed A-to-B purchase contract
  • Executed B-to-C resale contract
  • End-buyer proof of funds or loan approval
  • Title or escrow contact information
  • Scheduled closing date

Earnest money

Earnest Money Deposit Funding

Earnest money funding for eligible real estate purchase contracts.

Preserve your available cash while securing qualified real estate opportunities.

When it may be a good fit

  • You have an executed purchase agreement
  • Your deposit deadline is approaching
  • Your available capital is committed to other deals
  • You want to preserve cash for marketing or operations
  • The contract clearly explains the deposit and refundability terms

How the process works

  1. Submit your contract. Provide the executed purchase agreement, EMD amount, deposit deadline, and title or escrow instructions.
  2. Receive the deal review. The contract, deposit terms, and transaction details are reviewed. Approved submissions receive written terms.
  3. Fund the deposit. The earnest money is sent to title or escrow and repaid according to the funding agreement.

What you will need

  • Executed purchase contract
  • Earnest money amount
  • Deposit deadline
  • Title or escrow wiring instructions
  • Clear EMD refundability terms
  • Mutual release signed by seller and buyer—we can provide this before you lock a property up

Use the free portal to understand the process, review the required deal components, and access practical tools designed for Stack Method transactions.

1

Obtain approval or terms from a DSCR, hard-money, private, or other qualified primary lender.

2

Structure the seller carryback

Temporary capital may be used for the required down payment and repaid according to the approved structure.
